€66.8m Refinancing of a 16,700 sqm Prime Office Asset in Arcueil

SHIFT CAPITAL acted as exclusive financial advisor to J.P. Morgan Asset Management for the structuring of a €66.8m senior refinancing facility secured by “Osmose”, a newly delivered 16,700 sqm prime office building located in Arcueil (Greater Paris).

The asset benefits from best-in-class environmental certifications, including BREEAM “Very Good”, HQE “Excellent”, Effinergie+, and WiredScore “Platinum”.
The objective was to refinance the original acquisition facility while minimizing equity injections, in a strategic hold position ahead of a more liquid core market environment. The facility was secured with a new lender entering the French market.
