SHIFT CAPITAL acted as exclusive financial advisor to Osesam, structuring a €19m facility to finance the redevelopment of a mixed-use office complex located at 96 avenue du Général Leclerc in Boulogne-Billancourt.

The project involves a full transformation of a 2,680 sqm asset comprising three buildings into a repositioned property meeting high architectural and environmental standards.

The facility combines refinancing of the original acquisition with new CapEx financing to cover the remaining works, targeting a total usable area of 3,763 sqm. Originated by an alternative lender, the credit line was structured in several tranches aligned with the phasing of the construction and the project’s cash flow needs.
