€16.3m Capex and Refinancing Facility for a Mixed-Use Asset in Rueil-Malmaison

SHIFT CAPITAL acted as exclusive financial advisor to Catalyst Capital in structuring a €16.3m financing facility aimed at partially refinancing existing debt and funding light refurbishment works on a mixed-use office and retail asset located just outside Paris, in Rueil-Malmaison, a well-established submarket with excellent RER connectivity.

The facility was structured in two tranches: a first tranche of €14.7m allocated to the repayment of the existing loan, and a second tranche of €1.6m dedicated to financing the works. The debt was secured from a French bank, with a structure tailored to the asset’s rental profile and stabilised cash flows.

This transaction highlights Shift Capital’s ability to deliver bespoke financing solutions in the office sector, supported by a strong understanding of rental dynamics and clear alignment with the sponsor’s long-term strategy.
